Our heroes - a mature married couple - turned for professional help to architects-designers Egle Prunskiena and Eva Prunskaite, already having a clear idea of what their future, intended for permanent residence house. (Note that the concept of the object was influenced by the occupation, hobbies and lifestyle of the customers - professional artists, as well as professors of the Vilnius Art Academy).

The one-story building was to be designed based on the Hindu building concept “Vastu Purusha Mandala”, which is based on “the imprint of an ordered world.” The proportions of the premises, according to this concept, are not important, since it is not a direct guide to action, but rather a diagram, which provides both customers and specialists with a certain freedom.

Attic space included in the residential volume, and a number of elements rafter system(headstocks and puffs) are left open, which visually corrects the proportions of the rooms

General lighting The house is controlled by rotating soffits, fixed on wooden puffs. Local lighting is provided for the main areas. In the living room it is a floor lamp, in the dining room there is a pendant, in the library there is an oriental “lantern”

Furniture with a laconic shape and materials with a smooth or brutal texture create the optimal backdrop for antique furniture

Porcelain tiles are used on the floor in public areas; single-strip flooring is used in the private half (bedroom, library and even workshop). parquet board

At the same time, “Vastu Purusha Mandala” gives the building a square shape and a special internal organization. For example, the location of the rooms should have been correlated with the distribution of energy flows associated with the primary elements (earth, air, fire, water, space). Another mandatory point: to allocate the center of the building to the “geographical center of space” - the patio, leaving it free from pillars, walls, ceilings and canopy, which would ensure direct contact with the earth and sky.

It is interesting that the Baltic architectural culture - maximum openness, the desire for unity with the outside world - ran counter to the isolation required by the customers, their desire to transfer their private life inside the house and to the patio. The architect-designers also had other doubts, related, however, not to the design aspects, but to the comfort of living in such an inward-oriented building.

The couple already had successful experience of permanent residence in their own cottage. They turned to us to realize their long-standing dream of a one-story house with patio. The customer once lived and worked very productively in a similar Hindu building. We admit that such a desire seemed rash to us. After all, India has a completely different climate, and there is much more sun there. Since the main windows were supposed to be placed on the patio side, we were afraid that the rooms would be cold and insufficiently lit. However, the fears turned out to be in vain. Thanks to the selected materials, structures and engineering equipment, the cottage turned out to be no less comfortable for living than modern Baltic private houses. But the most important thing is that such a distance from the outside world has a fruitful effect on the work of our clients; it has become much easier for them to focus on art and create.

Architects-designers

Egle Prunskiene, Eva Prunskate

First of all, the owners and performers decided on a list necessary premises. In addition to the mandatory ones - a kitchen, dining room, living room and bedroom - it was necessary to find a place in the cottage for a workshop and a library. In addition, the volume-spatial solution predetermined by the mandala required the inclusion of very prosaic, but important premises - bathrooms, a boiler room, a garage.

It allowed us to realize our plans almost completely. The entrance to the building was organized along the central axis; on it, but in the opposite part of the cottage, across the patio, a library was placed. Right, focused on south side the wing was allocated for a representative area (kitchen-dining room and living room) and a private room - a bedroom, separating it from the room general purpose“buffer” - dressing room.

The left, northern wing was given over to working and technical areas: a workshop was located in the part furthest from the entrance, and a boiler room and a garage were located closer to it.

Construction technologies, involved in the construction of an unusual cottage, were determined based on the characteristics of the development site and economic feasibility. Due to the heterogeneity of the soil (according to hydrogeological exploration, there was loam, sand, and stones on the site) the best option at first glance it seemed buried monolithic slab. However, the impressive costs of its construction, but most of all the need to arrange a patio, tipped the scales towards the less expensive and quicker construction of a pile with a monolithic grillage.

Such a foundation guaranteed the stability of the building even in the conditions of the existing difficult soil, in addition, it really ensured contact of the central area of the cottage - the courtyard - with the ground. Lightweight materials helped reduce costs for piles expanded clay concrete blocks, used for the construction external walls. And in order to ensure proper protection of the enclosing structures, they were insulated on the outside with a 200-mm layer of mineral wool, and then covered structural plaster and painted.

Space under pitched roof included in ; again, in order to maintain a comfortable microclimate in the premises, the slopes are securely installed using a powerful - 400 mm thick - layer of mineral wool insulation. The issue of proper insolation of residential and auxiliary rooms was resolved thanks to French, fully glazed translucent structures provided along the internal perimeter of the cottage.

Three were used to decorate the walls: white paint on water based, plaster, reminiscent of concrete in color and texture, white and anthracite ceramic tiles. Preference was given to the first coating - it visually expands the space, and in addition, contributes to better illumination premises. The use of the second material is very measured - with its help the authors of the project emphasized the monumentality of some interior walls and all niches. Used carefully and ceramic cladding- it was issued kitchen apron and bathrooms. The floors in the cottage were covered with porcelain tiles (passage rooms and public access areas) and parquet boards (bedroom, library). The ceilings were covered with euro-lining made of pine, which, in order to remove the excessive yellowness of this type of wood, was covered with a white glaze impregnation.

The heart of the house is the patio. A bonsai pine tree is planted in its center. Available on the patio Japanese maple

There are almost no passage areas in the house, similar to traditional corridors.

Movement trajectories run directly through representative, work and auxiliary zones

To increase the insolation of the bathroom, top part the walls between her and the bedroom were glazed

The two-row layout made it possible to place in small room separately standing bath and shower corner

Any architectural and construction project consists of three parts: architectural, design and engineering. This is a document without which the developer will not receive permission to begin construction.

The main part of the project is the architectural and design sections. If the customer is absolutely sure that the construction team will have intelligent specialists in engineering networks, then they can refuse to develop this part of the project in a specialized company. But it is necessary to understand that the architect, designer and engineer work on the project together and such aspects as, for example, grooves and openings in the walls for laying pipes and wires are provided for by them in advance.

The engineering part of the project is divided into several parts

  • Water supply and sewerage (WSC)
  1. water supply scheme
  2. sewerage diagram
  3. general view systems.

Before starting design, it is necessary to decide what kind of communication will be - individual or connected to centralized system.

Individual water supply gives complete independence from external conditions. But you must remember that you will need your own water sources, and drilling a well will cost a decent amount.

Connection to a centralized system will require the development of a project in accordance with technical specifications existing network and obtaining permission for connection.

When connecting a sewerage system to a centralized system, the procedure is the same as when connecting a water supply: submitting a request to the relevant services, developing a project, obtaining permission to tap into the system. If you decide to organize an individual sewer system, then from time to time you will have to invite a sewer service.

  • Heating and ventilation (HVAC)
  1. heating scheme: calculation required power equipment, distribution diagrams of heating mains, location of pipes and radiators
  2. ventilation diagram: connection to power electrical equipment, ventilation communications and shafts, passage nodes and, if necessary, placement of stoves and fireplaces
  3. boiler piping (if necessary)
  4. general instructions and recommendations for the section.

If the ventilation system is always an individual design, then heating can be either individual (stove, air, water, electric) or connected to centralized networks.

  • Power supply (ETR)
  1. lighting wiring
  2. power network wiring
  3. ASU diagram
  4. grounding system
  5. detailed description and characteristics of all elements of the system.

Electrical systems can be divided into mandatory and optional. Mandatory items include interior and exterior lighting, ventilation, air conditioning and electric heating systems. Additional systems include systems such as “Warm floor” or automated control gate.

IMPORTANT

  • Each part of the engineering section of the project must contain general and technical descriptions, specifications of materials and necessary equipment.
  • Drawings of elements of all systems and floor electrical wiring are carried out on a scale of 1:100.

Making changes to the project

Often the customer is faced with the question: choose standard project home and save money, while losing on the originality of your future home, or order an individual project, but for a lot of money.

Our company offers a compromise option. You order a standard project, and we make changes to it, taking into account all your wishes as much as possible. Of course, this involves additional costs, but, in any case, such a project will cost much less than work for a specific order. And we will make sure that your home looks original.

The following changes can be made to the house design:

move wall partitions. But only if they are not load-bearing. This operation will allow you to change the size and purpose of the rooms

transfer of window and doorways will allow you to change the lighting of the rooms and organize convenient access to the rooms you need

changing the type of ceilings and walls will allow you to fully realize your own ideas about economical and rational housing

change the height of the ceilings. Although all our houses are designed with optimal height rooms 2.8 m, some customers believe that high ceilings- this is additional coziness and comfort

Converting an attic into living space will give you the opportunity to expand your own living space

It is worth changing the angle of inclination of the roof and canopies, taking into account climatic conditions specific region

it is necessary to change the type of foundation, taking into account the engineering and geological parameters of the soil. It is also possible to add or change a basement or ground floor

you can add, remove, change a garage or terrace, in accordance with your ideas about the functionality of your home

change in structural composition, construction and finishing materials will allow you to manage your own financial resources economically

the project in a mirror image will allow the house to organically fit into the surrounding landscape.

The changes made should not affect the safety of the home.

Too much large number changes, as a rule, do not improve the project. If you were unable to select from the catalogs suitable house, then maybe it’s worth ordering housing from an architect based on an individual project.

Package "Foundation adaptation"

When a standard house design is developed, certain average soil parameters are taken as a basis. But without accurate geological examination data, it is difficult to take into account all the nuances when designing. Therefore, often the engineering and geological characteristics of a real site differ significantly from those originally included in the project. This means that the foundation - the basis of the entire house - will need to be modified to make it strong and reliable.

To completely eliminate all problems when laying the foundation, our company’s specialists have developed the “Foundation Adaptation” package. When implementing a package, not only technical specifications, but also the wishes of the customer.

This package includes:

  • selection of foundation type
  • calculation of technical parameters:

Depth of laying the base of the foundation
- load-bearing capacity
- indicators of soil stress under the foundation
- cross-sectional area of working reinforcement, etc.

  • detailed drawings of the zero cycle
  • cost sheet for construction materials.

Adaptation of the foundation provides a complete guarantee of its strength, and therefore the reliability of the entire building. You are guaranteed to get rid of problems such as shrinkage and cracks during operation. finished house. Moreover, often the adapted foundation turns out to be cheaper than the option originally included in the project. And this will help save materials and financial resources.

Individual design

If you decide to build a house, then you have your own idea of what your dream home should be like. And if none of the standard projects suits you, it makes sense to think about individual project. In addition, all your wishes will be taken into account as much as possible: level of comfort, family composition, even the view from the window. It is clear that such a project will not be cheap. But you will know for sure that there is no other like it.
Sometimes, however, you have to resort to individual design. For example, a developer received a plot of land with a non-standard configuration, and not a single standard project simply fits into it. And it also happens that the number of changes made by the customer is such that it is easier and cheaper to design a house from scratch.

Stages of working on an individual project:

In addition, you can also order:

  • projects for additional structures - garage, workshop, bathhouse, etc.
  • visualization of the project in 3D format.

Ultimately, the customer receives the package project documentation, consisting of architectural and structural sections.

The project features:

  • General plan of the house linking it to the boundaries of the site.
  • Floor plans, which indicate the thickness of walls, lintels and partitions, room areas, specifications of windows and doorways.
  • Facade plans indicating finishing materials and color schemes.
  • Sections of the building and main components.
  • Drawings and sections of the foundation, material consumption sheet.
  • Calculation of the ceiling, roof truss system, insulation and waterproofing components of the roof.

You can decide on the style of your future home in the “Individual Design” catalog.

Package "Tender proposal"

For any developer, the question from the funny nursery rhyme "what should we build a house...?" far from idle. Moreover, the cost of building a house depends on many factors. Therefore, you should not estimate costs by eye. Without complete information, it will not be possible to calculate everything down to the smallest detail and, in the end, it will cost you more. And, in addition, a careful calculation of the cost of materials and work affects not only your finances, but also the time frame for building a house.

You can accurately calculate construction costs by using the “Tender Offer” service developed by our specialists. Essentially, this is a document that provides full list all construction materials and works indicating their volumes.

Having a tender offer allows you to:

  • get a real picture of the costs of upcoming construction
  • attract construction company, which is able to offer the most favorable conditions execution of work
  • not only understand the essence of the construction process, but also competently control the consumption of building materials, independently adjusting prices for each item
  • competently control the actions of contractors at all stages of construction

Anti-ice package

Snowdrifts and ice in winter time on the roof of your house cause a lot of trouble. You can, of course, climb onto the roof and swing a shovel in the cold for 2-3 hours - no matter what. But they have long been invented and widely used efficient systems snow melting and anti-icing. Their basis is heating cables. The system is organized according to the same principle as a “warm floor”. Only more powerful and the cable laying step is smaller.

The Anti-Ice package is developed taking into account the characteristics of the home's energy supply:

for the roof and gutters: snow melting in gutters, at the edge of the roof to prevent the formation of icicles and ice in pipes

For entrance group: heated steps, paths and open areas

for the entrance to the garage: heated driveways

in addition, sometimes the Anti-Ice system is used to heat the soil in greenhouses, and for landscape heating of flower beds, lawns and lawns, as well as for heating sports facilities.

During the design process it is calculated minimum consumption electricity and fire safety is ensured. When creating an Anti-Ice system, it is recommended to use only certified self-heating elements that do not support combustion. In addition, the system is equipped with an overheat shutdown device or a differential circuit breaker to automatically shut down the system when energy loss is detected. If the system turns out to be too large, it is divided into more small areas. This makes it easier to manage its work.

Package "Lightning protection"

Often developers do not give of great importance protecting their own homes from lightning: some save, some count, some hope for chance. But 3-4 years after building a house, many people remember lightning protection. The neighbor's roofing felts were all burned in a thunderstorm household appliances, then I came across statistics about how many fires occur per year due to lightning.

We propose to resolve the issue immediately: to provide protection already at the design stage of the house. This is worth thinking about, at least for purely aesthetic reasons - there will be no need to once again hammer into the walls of the house and pull the down conductor along the facade, violating the well-thought-out appearance buildings.

Lightning protection for a home is a system of devices located both outside the home and indoors. External lightning protection prevents lightning from entering the house, internal lightning protection protects the electrical network from sudden voltage surges. A special devices protect electrical equipment from sudden changes in the electromagnetic field within the radius of a lightning strike.

The Lightning Protection package includes

  • layout diagram of lightning rods that absorb direct lightning strikes
  • cross-sectional diagram of a down conductor diverting current from the lightning rod to grounding
  • diagram of a grounding loop that distributes lightning energy in the soil, ensuring complete safety
  • averaged resistance calculations
  • detailed list necessary materials
  • recommendations for project implementation.

Package "Comfortable Home"

Explanatory dictionaries claim that comfort is a set of household amenities, without which life is unthinkable
modern man V modern house. Most of these amenities are included at the design stage. But we are ready to expand their list and help clients make their own homes as comfortable as possible.

A house with an original shape was built in Colorado

Colorado-based architecture firm Studio B has studied many homes in historical areas Denver, so that the new brainchild of the designers would be modern, but at the same time reminiscent of ancient city bungalows.

Lined up one-story house received large panoramic windows, brick finishing self made and walnut panels. Although the building immediately attracts the eye, it fits perfectly into the surrounding landscape, plus, it retains the same style as the neighboring houses.

The house is surrounded by neat lawns and trees, under the shade of which it is pleasant to relax in a chair on the veranda

The house was built in the old quarter of Denver - an area with the “sunny” name Sunnyside. Brick bungalows with wide terraces have always been predominantly built here, and oak, willow and maple trees are planted along the streets. The architects decided not to deviate from tradition and to do this use the techniques of interpretive architecture, which imply maximum adjustment to the established local style of houses.

A house design with a courtyard is arranged around soft blind area from crushed stone

“Our offices are in Aspen and Boulder, but we operate not only in Colorado, but throughout the country. This allows us to evaluate local architectural traditions in order to offer the client something unusual and unusual for a particular region at the right time,” say representatives of Studio B Architecture and Interiors.

“Here we are seeing a move away from local traditions towards large and excessive complex projects, albeit using typical building materials. Therefore, in contrast to some neighboring buildings, we tried to create the most spacious, ergonomic, but one-story house.”

There is a lot of greenery around the house with a patio - grass, shrubs and trees

On our website you can get acquainted with the most construction companies, presented at the exhibition of houses “Low-Rise Country”.

The lower part of the house, according to the developers' plan, is lined with high-quality Italian dark brick is a traditional solution for local homes.

“The project draws its color palette from the surrounding brick bungalows, which is reflected in the handmade brick surface - it is unprepossessing at first glance, but high quality and durable material stunning natural beauty,” say the designers.

In the living room, owners and guests of the house will find a fireplace and comfortable armchairs

Brick in the cladding is used in parallel with thermally insulated walnut panels and large panoramic windows, which give the front of the house a lot of sunlight. According to tradition, the threshold of the house is on the same level as the terrace, and the concrete foundation is left without additional finishing, which visually makes the house lower.

The large bed in the bedroom is located opposite panoramic window, which in turn comes out in courtyard IR, which means hidden from prying eyes

The designers moved the traditional backyard into inner part– it turned out to be a house around a courtyard. A swimming pool, an underground fireplace and a lounge area were placed in the open space. The courtyard itself is separated from the rooms of the house by retractable glass walls– any of them can be removed and you can go straight out of the room for a picnic or dive into the pool.

Appearances are deceiving - although the house looks low from the outside, it has a full basement

“The patio is one of the highlights of the house. Here you are at home and in nature at the same time. starry sky surrounded by trees,” say the designers. "This concept is inspired by contemporary artists' explorations of the proportions of the sky-earth connection."

Photo of a house with a courtyard that is perfectly lit - if desired, you can swim in the pool even late at night

Total area of the house 427 square meters, which accommodate bedrooms for owners and guests, a living room, a dining room combined with a kitchen. On ground floor posted additional bedroom, home theater, study and wine cellar. The interior is defined by neutral color palette and streamlined decor.

For real beautiful project houses with a courtyard look very simple at first glance

“Studio B” has no less interesting projects, for example, a house in Aspin decorated with zinc and glass, or a second-class school in one of the areas of Colorado, built entirely... from earth.

The other day, my friends sent me to look at an interesting house. Or rather so. They were interested in the house and they sent it to me to look at, evaluate, and express their opinion. When I first received the photos and looked at them quickly on my phone, let’s just say, I didn’t feel much inspiration and decided that I would look at it later... and I did it only today. But... but today I opened all the images on a large monitor and realized that I was wrong. The house is very interesting

The first thing we usually see is the facade. Everything here is usual and tells us nothing about what will happen next.

But the courtyard pleases us with its openness. This is mine. Large area glazing, clear geometric shapes, but at the same time the absence of right angles creates a pleasant impression.

In any case, in the design project everything looks light and homely.

And seeing this part of the building during the installation process, I was convinced that the project design and implementation were consistent. More often, the general concept is preserved, but the implementation itself loses many details.

It will be very interesting to look at this building after construction is completed.

But even in this form I like it.

And from internal space I was immediately delighted. I like how everything is organized. Due to the expanded shape, the rooms form a single space and not the most big house seems huge.

Directly we see the exit to the terrace, and on the left side the future kitchen-living room.

This is the kitchen-living room. Light and airy.

An interesting solution with a fireplace. It is open both to the room and to the terrace. This idea is clearly visible in the first pictures.

Excellent organization of space. I definitely like it.

Another interesting project and I will also take something from it for my project.

THANK YOU so much for the very useful information in the article. Everything is presented very clearly. It feels like a lot of work has been done to analyze the operation of the eBay store

    • Thank you and other regular readers of my blog. Without you, I would not have been motivated enough to dedicate much time to maintaining this site. My brain is structured this way: I like to dig deep, systematize scattered data, try things that no one has done before or looked at from this angle. It’s a pity that our compatriots have no time for shopping on eBay because of the crisis in Russia. They buy from Aliexpress from China, since goods there are much cheaper (often at the expense of quality). But online auctions eBay, Amazon, ETSY will easily give the Chinese a head start in the range of branded items, vintage items, handmade items and various ethnic goods.

What is valuable in your articles is your personal attitude and analysis of the topic. Don't give up this blog, I come here often. There should be a lot of us like that. Email me I recently received an email with an offer to teach me how to trade on Amazon and eBay. And I remembered your detailed articles about these trades. area I re-read everything again and concluded that the courses are a scam. I haven't bought anything on eBay yet. I am not from Russia, but from Kazakhstan (Almaty). But we also don’t need any extra expenses yet. I wish you good luck and stay safe in Asia.

  • It’s also nice that eBay’s attempts to Russify the interface for users from Russia and the CIS countries have begun to bear fruit. After all, the overwhelming majority of citizens of the countries of the former USSR do not have strong knowledge of foreign languages. No more than 5% of the population speak English. There are more among young people. Therefore, at least the interface is in Russian - this is a big help for online shopping on this trading platform. eBay did not follow the path of its Chinese counterpart Aliexpress, where a machine (very clumsy and incomprehensible, sometimes causing laughter) translation of product descriptions is performed. I hope that at a more advanced stage of development of artificial intelligence, high-quality machine translation from any language to any in a matter of seconds will become a reality. So far we have this (the profile of one of the sellers on eBay with a Russian interface, but an English description):
