Let's visit today a 3-room apartment, a panel house of the P-44T series from the developer DSK-1
The apartment turned out to be nice and spacious, but the designers didn’t go crazy with the design and the layout turned out to be similar to other similar three-room apartments in panel houses. The rooms are all isolated from each other. A large bay window was added to the kitchen and a triangular bay window is present in the corner apartment room. Two rooms have balconies.

We will consider the layout of a three-room apartment with the following dimensions:

We open the front door and find ourselves in the dressing room. In front there is a wall with an opening in which a small arch was originally made. On the right behind the door, there is a small space where a small dressing room or shoe cabinet can fit.

This place can also be taken by a beautiful large full-length mirror.

We go forward and find ourselves in the very center of the hallway. Three doors greet us. On the left, a large double door leads us to a room of 11 sq.m. and a balcony shoe. And two adjacent doors are rooms. To the right is the largest room 17.8 sq.m. with a balcony boot, and that on the left is a small room of 14 sq.m. no balcony.

You can play around the doorway a little. Build a small arch and replace regular doors with sliding ones.

Two doors eat up a lot of space. And if you make a one-door opening, you can put a corner cabinet in the corner of the room.

And sometimes the entire wall is completely dismantled. And instead of a room, it turns out to be a spacious hall connecting into one whole with the hallway.

The first buildings of the P-44 series began to appear in the 70s, and houses were built even in the 90s and 2000s, without significant changes. Residential sections in P-44 are of the same type: corner or ordinary. The layout of the apartment depends on the type of section. If the series is ordinary, then there are four apartments per floor: two two-room apartments with an area of ​​50.2 sq.m. (linear) and 57.8 sq.m. (“vest”), one one-room with a total area of ​​37.8 sq.m. and one three-room with a total area of ​​73.8 meters. Houses of the P-44 series are one of the most popular standard houses; the list of distribution of P-44 houses is also impressive.

The advantage of this series of houses is the presence of a system for removing smoke from floor corridors, as well as concrete without expanded clay in early houses, which leads to easy drilling. The disadvantages include the quality of installation of external panels, which is found in individual buildings. In early houses, the floors on the balconies were made crooked. Houses of the P-44 series are definitely not subject to demolition in the near future due to their enormous potential service life.

There are only two- and three-room apartments in the corner section. The internal walls are load-bearing, made of reinforced concrete, 140 and 180 mm thick, which does not allow changing the layout, external walls with insulation, three-layer, 300 mm thick. The series is recognizable due to the characteristic blue or greenish color of the facing tiles. There are two elevators in the entrances: freight and passenger. The layout can be called successful: the rooms are isolated, the hallways are large, the kitchen is at least 8 sq.m. The disadvantages include a small living room in a three-ruble apartment - only 11 sq.m., and the standard ceiling height for that time was 2.64 meters.

This project will be especially interesting for those who are expecting a new addition to their family. This design was developed for a young family expecting a baby who already has one child. This property has smooth walls, which is very good for the apartment owners, since other houses have a completely different story. The floors here are also smooth, with no deviation higher than 2 centimeters.

The balcony was completely redone because the old design froze in the winter, and they decided to insulate it.

The exit to the balcony was made in the French style to increase the living space of the 55-square-meter apartment, in which there was no possibility of expanding the room. Low ceilings did not allow for any special flights of fancy for the designers.

Hallway

The apartment, located in a P-44 series building, has a large closet with a mezzanine for storing things and shoes.

To visually expand the living space, the hallway was decorated in the same colors as the living room.

The server and router were hidden on a closed shelf to reduce noise. The electrical panel was equipped with a special decorative screen, and now it can be used to store newspapers and magazines.

The children's room was completely isolated, and the living room was adapted for sleeping by the owners of the two-room apartment. It accommodated spacious wardrobes for clothes and shelves for books, a chest of drawers for storing bed linen, a sleeping area and a comfortable office for the customer.

Due to the low ceilings, large chandeliers were not hung in this apartment, but ordinary ceiling lamps were used.

An unusual TV stand and a shelf located above it, as well as some pieces of furniture were made according to the designers’ drawings. A shelving unit, which consists of wooden squares, separates the work area from the main one and is a striking element in this room. You can store documents and various necessary little things in it, and use part of it as a bedside table.

Plants to improve the environment in the room

The main emphasis in the apartment design was on color. Snow-white walls contrast with bright turquoise and chocolate colors in furniture and decoration details, which does not irritate the residents of the apartment, but adds dynamism to the interior.

An interesting solution in the bedroom-living room was a stretched string for placing various family photographs and children's drawings.

As I wrote above, the entire large and small room can be viewed without even entering the apartment. Because of this, many people try to place the bed on the other side of the room.

And this is how you can see everything from a small room.

We enter the apartment and realize that there are entrances and exits on all sides, no matter where you look. And there are only two small areas at the entrance where you can put at least some furniture. One corner to the right of the front door.

And if you look at the photo of the hallway from the other side, we can see another corner. These are the most popular places for cabinets, hangers and other interior items.

Walking along the hallway, we find ourselves in a small corridor leading to the kitchen.

Often in the corridor near the wall, the space is used for shallow cabinets, or racks for storing cans and canned goods.

So that there would be access to it from all sides. It would be more suitable for the kitchen of a two-room apartment. But the TV on the wall took its rightful place.

The room is small the size of the small room is 11.3 sq.m. Load-bearing walls between the kitchen and between the large room. The wall on the hallway side is a partition wall. It can be dismantled and the door to the room can be moved. The room turned out to be small and cramped. You won't have much fun. Mainly used in two versions:
